Short Description of Project:
This project consists of approximately 20,000 sf of additions and extensive renovations. Originally the building was the Coast Guard Station on Ocracoke Island. Years of abandonment and meager renovation attempts left the building in a state of disrepair. This Historic Structure is a significant architectural landmark on Ocracoke. The exterior was renovated back to its original dignity in keeping with its “Coast Guard” style of architecture. The interior was completely renovated into 27 individual sleeping quarters, seminar spaces, dining, kitchen facilities and administrative offices. Its redesign incorporated many substantial design items such as collecting rainwater in cisterns and geothermal HVAC.
Architect’s Statement Concerning Design Program and Solution:
The design program for this building was to provide sleeping accommodations, seminar space and dining facilities to be utilized by the North Carolina teachers to help advance their knowledge and skill in the classroom. Space was limited and every inch was utilized. Design challenges included incorporating new PME systems within the given space without loss of usable area. Also keeping the design in a historic significant manner was a key approach required by the State Historic Preservation Office and Ocracoke Historic Preservation District.
Type of Construction (Materials, Engineering Systems and Other Pertinent Technical Information):
This project is of wood frame construction supported on an elevated concrete waffle slab and pilings.
The exterior of the building was renovated utilizing new cementous shake siding, high wind shingles, new windows, copper gutters and downspouts, bead board porch ceilings, Trex decking and wood railings. The concrete waffle slab underwent extensive structural repairs.
The interior of the building was completely renovated using wood partitions, wood floor structure and concrete deck. Interior finishes included the following:
- Mold and mildew resistant Gypsum Wall Board
- Vinyl plank flooring
- Bead Board
- New Elevator
- Architectural Millwork
- Provided usability to prominent watch tower
The building systems were completely renovated and redesigned to accommodate the new tenants. Building system renovations included the following:
- New Plumbing System
- New Geothermal HVAC system
- New Electrical and Data Systems
- Card Reader System
- Sprinkler System
- Fire Alarm System
- Emergency Generator
- Polyicynene Insulation System
Selective demolition included asbestos and lead paint abatement and the removal of contaminated soils.
Site design included a new outdoor seminar space, new landscaping, new parking, offsite sewer system, shoreline restoration and all required utility upgrades.
Sustainable Design features included:
- (60) 200 ft. Geothermal Wells
- Biorention Rain Garden
- Shoreline Restoration
- Irrigation, by gathering of rain water into onsite cisterns
- Adaptive Reuse of existing building
- Alternative transportation
- Use of recycled materials and unique method of waste disposal
